1943 Modernist Townhouse by Berla & Abel in Mount Pleasant

I am holding my new listing at 1755 Harvard St., NW, open this Sunday (April 12) from 1-4 pm. It is listed for $775K. This early modernist townhouse perched in the trees on Harvard Hill in Mount Pleasant, was designed by prominent Washington architects Julian Berla and Joseph Abel. The three-level renovated 1,248 square-foot townhome features 2 bedrooms and 1.5 bathrooms, an open kitchen-dining space and a stunning full-floor living room that opens to a private backyard. You can see all the pictures here.

The entrance level has been totally transformed into an open kitchen-dining area with hardwood and granite floors, granite countertop and breakfast bar. The renovated half bathroom just off the kitchen is perfect for guests during dinner parties.

The open middle-level living room features the original wood ceilings, French doors and extensive built-in bookshelves and cabinets.

The space opens to the fenced, private backyard, perfect for entertaining or just enjoying some peace in the city. The outdoor space features a wood deck, screened-in porch and brick patio lined with mature bamboo. The back gate leads to a parking pad for two cars and new red-brick alley.

The top-floor living space includes two bedrooms and one bathroom. The master bedroom at the front of the home features a wall of glass, a Closet Factory custom-designed armoire, Hunter Douglas shades and modernist ceiling fan. The second bedroom, currently being used as an office, has refinished hardwoods, Hunter Douglas wood blinds and modernist ceiling fan.

The upper-level bathroom done in floor-to-ceiling white marble was completely renovated, including new drywall and subfloor, new copper pipes, and Kohler sink and vanity. The window was enlarged for additional light.

While retaining some of its original architectural features such as the wood  floors and French doors, the home has updated windows, pipes, electrical, insulation, and HVAC and hot water heater, which were replaced in May 2014.

The Berla and Abel design was featured in Architectural Forum, which said, “Unlike most other nearby houses, these are designed to capitalize fully on the hilltop site. Large windows, which rise from the living room floor, open the room to the view.”

Tucked in near the National Zoo, the house is conveniently located just a half-mile from the Columbia Heights Metro and a mile north of the restaurants and shops of 14th and U streets.
