Three New Charles Goodmans Hit the Market

I’m highlighting three homes by Charles Goodman that hit the market this past week. One each in D.C., Maryland and Virginia. They each represent a different part of his career here in D.C.: townhomes (River Park and Hickory Cluster), single-family builder homes (Hollin Hills, Rock Creek Woods, Hammond Wood, etc) and custom mid-century modern homes. This listing is for a flat-roof townhouse in River Park. Here’s a listing for a 1961 two-level home in Hollin Hills. And this listing is for the 1952 Alvin Q. Ehrlich House in Bethesda. Back on the market after a couple years, the ranch on nearly an acre with a pool  was built for the  veteran Washington advertising, marketing and public relations executive who died in 1989.

    For those of you interested in River Park the last two that are under contract were dropped to approximately $329K so I suspect they went for a touch under that but I am not a realtor and have no access to any data, just my opinion. This one on the web shows better I think, tastefully done, so my guess if the market is active it will go for around $329-345. Just playing bingo here. Don’t sue me. Remember, COOP fees of 850-950 (includes DC property tax and heating and cooling costs). If the COOP goes bankrupt you lose everything pretty much (not saying it will but you own shares in a coop not the actual townhouse). There may be restrictions on renting selling. Getting financing is different as well but your realtor can tell you about that. I think they are FANTASTIC floorplans, so just putting the minimal info I learned when researching these out there. Would love to see them go to someone who appreciates them.

    If this one is open I will definitely take a look.
