1962 Eichleresque MCM in D.C.Back on Market; $200K More Than Last Year – $957K

When I first wrote about this MCM in Chevy Chase, D.C., just over a year ago it was listed at $799K and needed massive work, as I detailed in the post. The 4,000 sq. ft. home in Hawthorne, which evokes Eichler to me, is now back on the market for $200,000 more than the June 2007 selling price of $755K. The listing does not detail the work that has been done and it is hard to tell exactly what was done from just looking at the pictures. While I’m sure the owner did some work because the house was in bad shape, it is important if you are looking at this house to find out what work was done to justify the price in today’s market.

    This house certainly had good bones and looks a LOT better now. And, while there are no pictures of the bathrooms, at least no one can accuse them of putting in SS appliances (or even new ones for that matter) or granite counters in the kitchen! ;)

    Excellent points. I’d still like a justifiction for the price increase, although they do get good marks for the not doing the cliche kitchen.

    This house needed far more than $200K worth of work when it was last on the market and other than replacing the deck and putting in a fence, most of the work done appears to be cosmetic. There were a number of structural problems that do not appear to have been addressed. Still, it could be a great house but my guess is it will take at least another $300K.

    Put 30k of work into a place, try to get 170k profit. That’s so 2005.

    I did not see this house when it was previoulsy listed but based on the current listing pics it doesn’t look like much if anything was updated except the deck, which to me looks more like a boardwalk. I did some research and I think it was this house where the owner is the agent. It may have been a good buy last year, but not this year.

    There was a feature on this house in the Examiner on Thursday. It is owned by a real estate agent as someone mentioned earlier. Here’s the kicker from the story: “The couple plans to move to Virginia and have only just begun renovations, including ordering GE Profile appliances to fit the unique space of the original kitchen. But most of the home is in its original condition for modern purists. That includes parquet wood floors and period-piece bathrooms with pastel tiling and sinks in shades of pink, brown and yellow.” So why is this 200K more than a year ago?
